Great real estate photography can make a home look larger, brighter, and more inviting — but even the best camera and lighting can't compete with cluttered counters, an unmade bed, or cars parked in the driveway. Whether you're a seller getting ready to list or an agent guiding a client through the process, a little prep before the shoot goes a long way toward photos that actually help the home sell faster.
We put together a full Photo-Ready Checklist to make this easy — and below are some of the highlights.
A Few Non-Negotiables
Before anything else, these are the details that make the biggest difference in photos:
Declutter countertops in the kitchen and bathrooms
Replace any burned-out light bulbs
Remove magnets, photos, and papers from the fridge
Clear dishes and food from the sink and counters
Depersonalize — family photos and personal items are best tucked away, since these images will be seen online by many people
Room-by-Room Highlights
Exterior Mow and edge the lawn, sweep the porches and walkways, and tuck away hoses, bikes, and trash bins. A tidy front yard sets the tone before a buyer ever clicks into the listing.
Kitchen Clear the counters down to one decorative item, put away small appliances, and give the sink a final check — no dishes, nothing drying on the counter.
Living & Common Areas Straighten and fluff pillows, clear off tables and shelves, and put away remotes, cords, and everyday clutter.
Bedrooms Make the bed with fresh linens, clear the nightstands, and put away clothing and laundry. Simple and tidy photographs best.
Bathrooms Clear the counters, put the toilet lid down, and set out a fresh, neatly folded towel.
Day of the Shoot Turn on all the lights, open the blinds, turn off ceiling fans, and move vehicles away from the driveway and street. A quick walkthrough 30 minutes before the photographer arrives catches anything you might have missed.
